Recent Transformations
Sagging Dual-Swing Gate, Los Gatos Hills
The uphill driveway on this Los Gatos Hills property had pulled the gate post six degrees out of plumb over eight years. The top hinge pin had worn to an oval, and the gate scraped the driveway every time it opened. We set a new 4-inch Schedule 40 post in 30-inch concrete, hung a heavy-duty ball-bearing hinge set, and shimmed the gate to 3/16-inch clearance. Under Clause 4, the photo record shows the old pin wear, the post level, and the final gap measurement.
FAAC Operator Failure, Downtown Los Gatos
The FAAC 746 on this downtown Los Gatos carriage-style gate had run its brush motor to the point of intermittent stall. The homeowner had two prior “tune-ups” that didn’t replace the worn components. We diagnosed armature scoring with a borescope, quoted a rebuilt operator versus new, and installed a replacement FAAC 770 with matching bracketry. The written price was $1,840 before we touched a bolt. Photo log includes the armature scoring, the new mount template, and the programmed limit positions.
Corroded Aluminum Track, Almond Grove
Almond Grove’s older irrigation and clay soil had corroded the bottom track on this 14-foot sliding gate until the V-groove wheels were riding on flat aluminum. The gate shuddered and jumped. We pulled the old 6061-T6 track, installed new 6063-T5 with stainless steel expansion anchors, and reset the carriage at proper toe-in. The difference is visible in the before photo: the wheel sitting on corroded flat stock. After: seated in a clean V-groove with 1/8-inch side clearance.
LiftMaster LA500 Arm Break, Shannon Valley
A landscaping truck had backed into the articulated arm of this Shannon Valley LiftMaster LA500, shearing the cast elbow at the motor mount. The gate was manually chained open. We sourced the matching arm assembly, recalibrated the force settings for the 1,200-pound gate mass, and re-taught the limit switches. The photo record shows the sheared casting, the new arm torque-tested to 45 ft-lbs, and the gate cycling empty and loaded. Written price: $680 before work began.
Access Control Retrofit, Old Santa Cruz Highway
This Old Santa Cruz Highway property still had a 1990s keypad and no safety edges on a gate that crossed a shared driveway. We installed a DoorKing 1833 telephone entry system with 200-number capacity, added through-beam photo eyes at 18 inches and 36 inches, and wired UL 325-compliant safety edges to a monitored edge loop. The wiring diagram, edge resistance readings, and photo eye alignment shots are in the job record. Written price was $2,340; no additional charges at completion.
Welded Scroll Repair, Glenridge
A Glenridge homeowner’s wrought-iron driveway gate had a broken scroll where a previous repair had used mild steel filler that rusted through in three years. We cut out the failed section, forged a matching 1/2-inch square scroll in wrought iron, and TIG-welded it with ER70S-6 for color match before priming and spot-painting. The before photo shows the rusted mild steel blob. After: the scroll profile matches the original pattern, and the weld is ground flush. Documented with a magnet check to confirm ferrous content and a paint code note for future touch-ups.
